At the 2009 annual
meeting in November, Larry Nelson stepped down as a member of the Board of Directors. Larry has served on the
Board for the past 14 years. Under his leadership, many of the improvements around the Association were implemented.
Please join the Board and New Level Managers in thanking Larry for all of the hours he has dedicated to the Association and
maintaining the value of the property.
Also at the Annual Meeting, Leor Manelis joined the Board. Please
join the Board and New Level Managers in saying welcome to Leor. We are looking forward to working with him in
the years to come.

What do your dues cover?
The dues for Hunter’s Ridge Townhome Association are $160.00 each month. The major expenditures your dues pay
for are: All landscaping, snow removal, water, and exterior building maintenance. The monthly financials will give you
more details about other items the Association Dues pay for, as will the Annual Budget. The Budget lists each item
and the projected amount the Association needs to cover the cost of for the year. Some items are a fixed
rate and others such as snow removal are unpredictable; in this case, the amount is estimated.
